A hand dryer does not need to stop working before it needs attention.

The first warning may be small: drying takes a few seconds longer, the sensor needs a second attempt, the motor sounds different, or water starts collecting below the unit. These changes are easy to ignore. They are also where effective hand dryer maintenance begins.

Cleaning the cover is part of the job, but it is not the whole job. A commercial hand dryer has three working paths:

  • the air path, which moves air through the machine;

  • the water path, which controls collected water on hands-in models;

  • the control path, which detects hands and manages operation.

A problem in any one of these paths can reduce airflow, increase drying time, create hygiene concerns or cause an avoidable breakdown.

This guide gives facility managers a practical way to inspect, clean and monitor commercial hand dryers without treating every model as if it were built the same way.

Quick answer: Clean the casing, sensor window and visible air openings during the normal washroom cleaning routine. Inspect accessible filters and drain tanks according to traffic and environmental conditions. Never wash a HEPA filter unless the model instructions say it is washable. Internal electrical, motor and UV-C work should be left to qualified personnel.

Before maintenance, identify the dryer

Here is the first rule: do not use one maintenance checklist for every hand dryer in the building.

A hands-in jet dryer has different service points from a compact wall-mounted model. A carbon-brush motor has different wear parts from a brushless motor. Some dryers have HEPA filters, while others rely on a basic inlet screen or have no user-serviceable filter.

Before cleaning or ordering parts, record:

  • model number;

  • serial number;

  • voltage and power rating;

  • housing material;

  • motor type, if stated;

  • filter type, if fitted;

  • whether the unit has a drain tank;

  • whether UV-C or heating is included;

  • installation location and traffic level.

The rating label and model manual should always take priority over general maintenance advice.

The three-path hand dryer maintenance method

A quick wipe tells you whether the dryer looks clean. It does not tell you whether the dryer is working properly.

A better inspection follows the air, water, and control paths.

1. Inspect the air path

The air path begins at the inlet and ends at the outlet. Anything that restricts this path can affect drying performance.

Check the following:

  • Is lint or paper dust collecting on the inlet grille?

  • Is there dust from nearby renovation work?

  • Does the dryer have a pre-filter, HEPA filter, or both?

  • Is the filter damaged, loose, or incorrectly seated?

  • Does the airflow feel weaker than usual?

  • Is the drying cycle becoming longer?

  • Is the outlet clear?

  • Has the fan or motor developed a new sound?

A dirty filter causes more than a hygiene concern. It adds resistance to the airflow.

The user may then keep their hands under the dryer for longer or start a second cycle. The motor also has to work under less favorable airflow conditions. That is why a change in drying time can be an early maintenance signal.

Do not wait for the dryer to stop completely.

2. Inspect the water path

The water path mainly applies to hands-in dryers and units installed close to sinks or splash zones.

Check:

  • whether water reaches the drain channel;

  • whether the drain tank is full;

  • whether the tank contains slime, residue or odor;

  • whether the drainage opening is blocked;

  • whether the tank is fitted correctly;

  • whether water is collecting on the floor or wall;

  • whether soap and limescale are building up in the hand chamber.

Standing water is not just a cleaning issue. It may indicate a blocked channel, an incorrectly installed tank, or a drainage problem.

Emptying the tank may remove the immediate symptom. It does not always remove the cause.

3. Inspect the control path

The control path includes the infrared sensor, power controls, and automatic cut-off system.

Watch how the dryer behaves:

  • Does it start at the normal hand position?

  • Does it need several attempts?

  • Does it stop when the user removes their hands?

  • Does it start without a user?

  • Does it stop too early?

  • Does it run longer than normal?

  • Is the sensor window wet, scratched, or covered with soap film?

Water marks and cleaning residue can interfere with sensor detection. So can a reflective surface or an object placed too close to the sensor area.

Clean and dry the sensor first. If the problem remains, the sensor connection or control system may need professional inspection.

How often should commercial hand dryers be maintained?

There is no honest answer that works for every building.

A dryer in a quiet office does not face the same conditions as one in an airport, school, shopping center, or factory washroom. Traffic matters. Dust and moisture matter too.

Use the manufacturer’s instructions as the baseline. Then adjust the schedule according to actual conditions.

High traffic is not the only reason to shorten the interval.

Increase inspections when:

  • construction or renovation creates dust;

  • paper towel debris collects near the inlet;

  • the washroom has high humidity;

  • users frequently splash the dryer;

  • a drain tank fills quickly;

  • the dryer runs for long periods;

  • previous checks show recurring contamination;

  • a failed dryer would cause serious queues or disruption.

The best schedule uses both time and condition. A calendar creates consistency. The machine’s behavior tells you when the calendar is not enough.

How to clean a commercial hand dryer safely

Step 1: Confirm the maintenance boundary

Identify the model and read its instructions before beginning.

There is a clear difference between:

  • wiping external surfaces;

  • removing a user-accessible drain tank;

  • inspecting an approved removable filter;

  • opening the casing and working near electrical components.

If the cover must be removed, isolate the power supply and follow the site’s electrical safety or lockout procedure.

Internal electrical work should only be performed by a qualified person when required by the manufacturer or local regulations.

Step 2: Clean the exterior without flooding the dryer

Use a soft microfiber cloth. It should be damp, not dripping.

Apply cleaner to the cloth instead of spraying it directly onto the dryer. This reduces the chance of liquid entering the sensor, air outlet, or electrical area.

After cleaning, remove any chemical residue and dry the surface.

Avoid:

  • abrasive pads;

  • scouring powders;

  • strong solvents;

  • unapproved disinfectants;

  • spraying liquid into openings;

  • soaking the sensor window;

  • high-pressure cleaning.

A product that is safe for restroom tiles may still damage a hand dryer cover.

Cleaning ABS covers

ABS can be scratched or dulled by abrasive pads. Some solvents may cloud, discolor or soften the plastic.

Use a mild, neutral cleaner unless the model instructions approve something else.

Cleaning 304 stainless steel covers

Wipe in the direction of the visible grain and dry the surface afterward.

Do not leave cleaning residue on the metal. Chloride-rich chemicals can damage stainless steel finishes and may contribute to localized corrosion.

Stainless steel is durable. It is not chemical-proof.

When using a new cleaner, test it on a small hidden area first.

Step 3: Clean the sensor window

Use a clean, soft cloth to remove:

  • fingerprints;

  • soap film;

  • water marks;

  • dust;

  • cleaner residue.

Do not use an abrasive polish. A scratched sensor lens can create a problem that cleaning cannot correct.

Dry the sensor area before restoring power.

If the dryer was activating by itself, test it again after the sensor is clean and dry. This simple check can prevent an unnecessary parts replacement.

Step 4: Check the air inlet and outlet

Remove visible lint and loose debris without pushing it farther into the machine.

A soft brush or controlled vacuum may be suitable if the model instructions allow it. Avoid metal tools, uncontrolled compressed air, and direct liquid application.

Compressed air may look convenient, but it can drive dust deeper into the motor, fan, or electronic area.

If the outlet cannot be cleaned safely from outside, stop there. Arrange qualified service rather than forcing a tool into the dryer.

Step 5: Clean the drain system on hands-in dryers

Remove the drain tank according to the model instructions.

Then:

  1. Empty the tank.

  2. Inspect it for residue, slime or odor.

  3. Clean user-removable parts with an approved product.

  4. Clean the visible drain channel and hand chamber.

  5. Allow every part to dry.

  6. Reinstall the tank fully.

A tank that is not seated correctly may leak or interfere with operation.

If water remains inside the hand chamber after the tank and visible channel are cleaned, the drainage system may be blocked. Do not keep pouring water through it to test the blockage.

Step 6: Identify the filter before cleaning it

Not every filter should be treated the same way.

A pre-filter usually catches larger lint and dust before they reach the main filter or motor. Some pre-filters are designed for cleaning.

A HEPA filter captures much smaller particles. Many HEPA filters are replaceable, not washable.

Here is the catch: a filter may look strong enough to rinse, but water can damage fine media, affect its shape or prevent it from sealing correctly.

Never wash a hand dryer HEPA filter unless the specific model instructions identify it as washable.

A filter may need replacement when:

  • the manufacturer’s replacement interval has been reached;

  • the media is torn, wet or deformed;

  • the filter cannot seal correctly;

  • dirt cannot be removed using the approved method;

  • airflow remains weak after visible openings are cleaned;

  • the dryer provides a filter warning;

  • persistent odor or contamination is present.

When installing a replacement filter:

  1. Confirm the dryer model.

  2. Confirm the filter part number.

  3. Check the airflow direction.

  4. Inspect the gasket or sealing edge.

  5. Seat the filter without gaps.

  6. Record the replacement date.

A high-grade filter cannot work correctly if air can pass around it.

Step 7: Reassemble, test, and record

Make sure all removable components are dry and correctly installed.

Restore power and run a normal cycle. Check:

  • sensor activation;

  • automatic stopping;

  • airflow strength;

  • drying time;

  • unusual heat;

  • noise;

  • vibration;

  • leakage.

Record what was cleaned, inspected or replaced. If something changed, write that down too.

“Unit checked” is not a useful maintenance record. “Airflow weaker than June inspection; filter visibly loaded; replacement requested” is useful.

HEPA and UV-C do not make a dryer maintenance-free

Filtration and UV-C can support the hygiene design of selected dryers. They do not replace cleaning.

A HEPA filter depends on:

  • intact media;

  • correct orientation;

  • a good seal;

  • controlled airflow;

  • replacement at the appropriate condition or interval.

Dust loading and gaps around the filter can reduce its value.

UV-C components also need to remain clean, enclosed and operational. Their output can change over time, even if the lamp still appears to produce light.

Never look directly at an energized UV-C source. Do not bypass covers or safety controls to see whether it is working.

UV-C inspection and replacement should follow the model procedure and be completed by authorized personnel.

Brushed and brushless motors need different service plans

A brushed motor contains carbon brushes that wear through physical contact.

A brushless motor removes that wear item. It does not remove every maintenance need.

Brushless dryers can still be affected by:

  • blocked airflow;

  • dust around the fan;

  • bearing wear;

  • loose mounting;

  • sensor faults;

  • electronic faults;

  • damaged filters;

  • moisture ingress.

Do not use a carbon-brush wear limit taken from another brand or model. Motors and brush dimensions vary.

For a brushed HUIPU dryer, use the specified inspection method and replacement part. For a brushless model, remove carbon-brush replacement from the checklist—but keep the airflow, noise, and vibration checks.

Use the maintenance log as a diagnostic tool

A good log does more than prove that cleaning took place. It reveals patterns.

Record:

  • building, washroom and asset number;

  • model and serial number;

  • inspection date;

  • name of the person completing the work;

  • filter type and replacement date;

  • drain-tank condition;

  • activation and stopping behavior;

  • airflow and drying time;

  • heat, noise and vibration;

  • cleaner used;

  • parts replaced;

  • fault description;

  • follow-up action.

Drying time is worth tracking.

A gradual increase may show airflow restriction before the unit fails. Repeated false activation after cleaning may point to moisture or chemical residue around the sensor. A drain tank that fills faster than other units may reveal a location or drainage problem.

Small observations become useful when they are recorded consistently.

Maintenance should influence purchasing decisions

Maintenance begins before installation.

When comparing dryers for a commercial project, ask:

  • Can the filter be reached without removing the complete unit?

  • Is the filter washable or replaceable?

  • Is a replacement part number available?

  • Does the unit have a drain tank?

  • How easily can the tank be removed?

  • Is the motor brushed or brushless?

  • Can the sensor window be cleaned without special tools?

  • Are service manuals and spare parts available?

  • Who is permitted to open the casing?

  • How long would one failed unit remain out of service?

The most powerful or fastest dryer is not automatically the easiest one to manage across a large building.

  4. Use a cleaner that is compatible with the housing.

  5. Never wash an unconfirmed HEPA filter.

  6. Record changes in airflow, drying time, noise, and sensor behavior.

  7. Isolate electrical, overheating, vibration, and water-ingress faults.

Do one more thing this week: establish a baseline for every dryer in the building.

Photograph the rating label. Record the normal drying time. Note the filter and motor type. Identify which units have drain tanks. Once that baseline exists, future inspections become faster—and far more useful.
